The collection is growing from year to year, reflecting the <strong>trust<\/strong> that <strong>savers<\/strong> have in the <strong>viability<\/strong> of this <strong>product <\/strong>of<a href=\"\/en\/achat-en-lmnp\/\">property investment<\/a><strong>.<\/strong><\/p>\n<p>How do French savers really perceive <strong>SCPI<\/strong>\u00a0? To find out more, the management company ATLAND VOISIN asked the OpinionWay institute to <strong>ask<\/strong> to <strong>French<\/strong> what they <strong>think<\/strong> of this <strong>real estate investment<\/strong> who knows a <strong>boom<\/strong> considerable but whose <strong>merits<\/strong> remain <strong>unknown<\/strong> with certain savers?<\/p>\n<p><!--more--><\/p>\n<h2>SCPIs attract more and more French people<\/h2>\n<p>If there is one thing we are sure of, it is that <strong>civil societies<\/strong> of <strong>real estate investment<\/strong> arouse <strong>interest<\/strong> many <strong>savers.<\/strong> The survey carried out by OpinionWay gives an overview of the French's relationship to this <strong>investment product.<\/strong> More than half of the French population is aware of SCPIs, and 20% even know how it works. THE <strong>SCPI<\/strong> are thus among the <strong>real estate investments<\/strong> the <strong>better known<\/strong> and <strong>understood<\/strong> of the French, in the same way as <strong>the Pinel investment<\/strong> notably.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/natureetresidencevillage.com\/wp-content\/uploads\/2021\/08\/engouement-francais-scpi.jpg\" alt=\"L\u2019engouement des Fran\u00e7ais pour les SCPI\" \/><\/p>\n<p>One of the secrets of <strong>the rise<\/strong> of the <strong>companies<\/strong> of <strong>real estate investment,<\/strong> it's their <strong>accessibility<\/strong> to <strong>savers<\/strong> with average or even modest incomes \u2013 it is possible to invest from \u20ac1,000, sometimes less. Seniors are those who are most familiar with SCPIs \u2013 66% of those over 65 are familiar with them. The <strong>investment product<\/strong> is also known to many young people \u2013 36% of 18-24 year olds and 45% of 25-34 year olds.<\/p>\n<p>More importantly, nearly 40% of French people know the <strong>civil societies<\/strong> of <strong>real estate investment<\/strong> claim to possess or desire <strong>possess<\/strong> of the <strong>shares<\/strong> in these <strong>structures.<\/strong> Among the people declaring that they \u201cwish to hold\u201d shares in SCPIs, we find many young people \u2013 41% of them are between 18 and 24 years old and 35% between 25 and 34 years old.<\/p>\n<h2>Do the French know how to invest in an SCPI?<\/h2>\n<p>The <strong>savers<\/strong> French are numerous <strong>to know<\/strong> the principle and <strong>functioning<\/strong> of the <strong>civil societies<\/strong> of <strong>furniture placement.<\/strong> But how many know the <strong>terms and conditions<\/strong> for <strong>invest<\/strong> in these <strong>structures<\/strong>\u00a0? On this point, the opinion survey reveals that a good part of the savers questioned have a good <strong>awareness<\/strong> of what needs to be done to <strong>to place<\/strong> their <strong>money<\/strong> in this <strong>investment product.<\/strong> More than 7 out of 10 French people know that it is possible <strong>to obtain<\/strong> of the <strong>shares<\/strong> from \u20ac1,000 and almost 6 out of 10 that it is possible to <strong>start investing<\/strong> has <strong>credit.<\/strong> Furthermore, around 6 out of 10 French savers know that they can <strong>buy<\/strong> of the <strong>shares<\/strong> in <strong>line.<\/strong><\/p>\n<h2>What exactly is an SCPI?<\/h2>\n<p>The <strong>SCPI<\/strong> is a <strong>structure<\/strong> in which several <strong>individual investors<\/strong> share <strong>shares<\/strong> in order to <strong>constitute<\/strong> a <strong>capital.<\/strong> The company uses this <strong>capital<\/strong> for <strong>acquire<\/strong> and manage <strong>several real estate properties.<\/strong> The structure is responsible for putting the <a href=\"\/en\/gestion-locative-nature-holidays\/\">rental accommodation<\/a><strong>,<\/strong> of <strong>perceive<\/strong> the <strong>rents,<\/strong> of <strong>realize<\/strong> the <strong>works<\/strong> necessary maintenance or improvement; it is also his responsibility <strong>to acquire<\/strong> of <strong>new housing<\/strong> or <strong>sell.<\/strong> It is possible <strong>to invest<\/strong> in the company from \u20ac1,000. The <strong>savers<\/strong> are <strong>associates<\/strong> of the <strong>structure,<\/strong> and as such, they are entitled to a <strong>dividend distributed<\/strong> each quarter. In 2019, the <strong>average yield<\/strong> of the <strong>SCPI<\/strong> was 4.4%.<\/p>\n<h2>Many young people want to invest in an SCPI<\/h2>\n<p>The <strong>French<\/strong> are more and more numerous <strong>to carry<\/strong> a <strong>interest<\/strong> for the <strong>SCPI.<\/strong> In reality, it was enough to explain to them how this <strong>investment product<\/strong> consists of a true <strong>craze<\/strong> and consolidates from year to year. 36% of savers questioned during the OpinionWay survey said they wanted <strong>invest<\/strong> in <strong>civil society<\/strong> of <strong>real estate investment.<\/strong> Some figures are even more <strong>promising<\/strong> about the future of this type of investment. 19% of those questioned say <strong>want to invest<\/strong> 10 to 50% of their <strong>savings<\/strong> in an SCPI and 52% more of the <strong>half<\/strong> of their <strong>saving.<\/strong> Those less than 35% were among the profiles who knew little about<a href=\"https:\/\/www.selexium.com\/scpi\/\" target=\"_blank\" rel=\"noopener\">e operation of SCPIs.<\/a> But when we explained to them the interest of this type of <strong>collective investment,<\/strong> there are many who wear it <strong>a lot of interest.<\/strong> Thus, 69% of people who say they want <strong>invest<\/strong> more than the <strong>half<\/strong> of their <strong>savings<\/strong> in an SCPI are between 18 and 24 years old and 73% between 25 and 34 years old.<\/p>","protected":false},"excerpt":{"rendered":"<p>En 2019, les Fran\u00e7ais ont investi dans les soci\u00e9t\u00e9s civiles de placement immobilier 8.6 milliards\u00a0\u20ac.
