In 2021, the <strong>yield<\/strong> or <strong>TDVM<\/strong> a enregistr\u00e9 un <strong>rate<\/strong> by 3.98% during the first quarter, which represents 1.70 billion euros, compared to 2.4 billion in 2020. Compared to the quarter of 2020, we thus see a <strong>slight decrease<\/strong> of <strong>yield.<\/strong> But how <strong>to understand<\/strong> this <strong>investment<\/strong> and how can this result be explained for this year 2021?<\/p>\n<p><!--more--><\/p>\n<h2>The specificities of SCPIs<\/h2>\n<p>This is a <strong>investment<\/strong> managed by a <a href=\"\/en\/gestion-locative-nature-holidays\/\">management company<\/a> for the <strong>creation<\/strong> park <strong>real estate.<\/strong> This investment therefore gives rise to <strong>asset selection<\/strong> in the <strong>sector<\/strong> of <strong>real estate,<\/strong> in order to be able to generate significant rental income, but also to be able to stimulate <strong>constitution<\/strong> of <strong>real estate assets.<\/strong> More the market <strong>real estate<\/strong> is <strong>lucrative,<\/strong> the higher the value of the real estate stock. Investing in SCPI is therefore a <strong>favorable alternative<\/strong> to <strong>build<\/strong> a <strong>saving.<\/strong> Moreover, in terms of investment, the SCPI comes favorably <strong>compete<\/strong> others <strong>forms of savings,<\/strong> namely life insurance or even savings accounts. The <strong>additional income<\/strong> issued by the <strong>SCPI<\/strong> seem to be continually <strong>attractive<\/strong> for the <strong>audience.<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/natureetresidencevillage.com\/wp-content\/uploads\/2021\/09\/rendement-scpi.jpg\" alt=\"SCPI : Rendement correct et reprise de la collecte au premier trimestre\" \/><\/p>\n<p>You therefore have the possibility to choose <strong>to invest<\/strong> in many types of <strong>SCPI,<\/strong> such as performance SCPIs (with fixed capital or variable capital). These include in particular the <strong>real estate<\/strong> of <strong>desk,<\/strong> of <strong>shops<\/strong> or <strong>warehouses.<\/strong> You can also turn to the <strong>SCPI<\/strong> of the <strong>residential real estate<\/strong>\u00a0; a <strong>market<\/strong> just as <strong>promising,<\/strong> because the <strong>rent<\/strong> is <strong>attractive.<\/strong> Added to this are the fiscal SCPIs, like the SCPI Pinel, where the <strong>housing benefits<\/strong> of a <strong>tax reduction.<\/strong> This concerns particularly new housing and those which require <strong>renovation<\/strong> before the <strong>resale<\/strong> or the <strong>rental.<\/strong> Finally, you can opt for OPCI, a form of SCPI of <strong>yield<\/strong> associated with <strong>funds invested<\/strong> (bonds).<\/p>\n<h2>Reduction in rent collection in 2021<\/h2>\n<p>A <strong>low cash flow<\/strong> of the <strong>rents<\/strong> was perceived at the level of <strong>companies<\/strong> of <strong>management.<\/strong> At the start of the year, it was preferable to monitor the economic recovery with caution. The income collected by the management companies was therefore put in reserve. However, certain categories of SCPI were able to benefit from <strong>better performance<\/strong> in matters <strong>investment.<\/strong><\/p>\n<h2>SCPIs according to their rate of return<\/h2>\n<p>From <strong>SCPI<\/strong> having been the most <strong>laborious,<\/strong> we find the SPCI of <strong>offices<\/strong> either those linked to the <strong>logistics.<\/strong> This is particularly in the <a href=\"\/prl\/ile-de-france\/\">Ile-de-France region<\/a> that <strong>investment<\/strong> of <strong>offices<\/strong> has spread widely. A <strong>acquisition<\/strong> 40% was recorded at the start of 2021. This is mainly equivalent to more than 350,000 m\u00b2 of surface area, or therefore 1.16 billion euros in acquisitions. The <strong>Specialized SCPI<\/strong> in the <strong>residential<\/strong> also benefited from a good <strong>stability,<\/strong> recording a rate of more than 6%. But also health-oriented SCPIs have benefited from a <strong>superior yield<\/strong> at 5%. These three main SCPIs represent around 1\/3 of the collection.<\/p>\n<p>At the level of <strong>SCPI<\/strong> shops <strong>represent<\/strong> as for them only 3% of the <strong>net collection.<\/strong> We find at the bottom of the list, <a href=\"https:\/\/www.pierrepapier.fr\/actualite\/un-nouveau-fonds-dedie-a-hotellerie-premium\/\" target=\"_blank\" rel=\"noopener\">SCPIs dedicated to the hotel industry<\/a>. The latter recorded only one <strong>low rate<\/strong> by 2%. This is mainly due to a <strong>low deployment<\/strong> of <strong>tourism sector.<\/strong> Moreover, the confinement of the first quarter did not at all benefit the recovery of the sector. THE <strong>investments<\/strong> were therefore not <strong>favorably stimulated<\/strong> and investors favored <strong>maintain balance<\/strong> between return and risk. However, overall, we can witness a <strong>yield<\/strong> more or less <strong>correct<\/strong> and a level of intake <strong>reasonable risk.<\/strong><\/p>\n<h2>Towards a dynamic recovery<\/h2>\n<p>The coming months promise to be potentially dynamic for investment in SCPI. Despite the <strong>health situation,<\/strong> the managers were able to find a certain <strong>stability<\/strong> and the <strong>customers<\/strong> or <strong>savers<\/strong> always wear a <strong>interest<\/strong> constant for this type <strong>real estate savings.<\/strong> Moreover, the deconfinement and the gradual return of commerce will be able to <strong>recover the economy<\/strong> and comfort investors in their real estate projects. Many <strong>new entrants<\/strong> want <strong>enjoy<\/strong> of <strong>market<\/strong> taking into account the current situation. Tourism having suffered a failure during the previous year is wanted today <strong>find<\/strong> her <strong>growth<\/strong> and therefore regain its dynamism.
