How does this outdoor space increase apartment prices?<\/h2>\n<p>To answer this question, the leader of <strong>real estate valuation,<\/strong> Meilleurs Agents, tells us about the impact of the <strong>presence<\/strong> of a <strong>balcony<\/strong> or a terrace on the <strong>price<\/strong> of the <strong>apartments<\/strong> in major French cities.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/natureetresidencevillage.com\/wp-content\/uploads\/2021\/09\/exterieur-immobilier.jpg\" alt=\"Immobilier : les ext\u00e9rieurs qui font sauter les prix\" \/><\/p>\n<p>In the 11 largest cities in France, a balcony or terrace is <strong>to go up<\/strong> the <strong>price<\/strong> of the <strong>apartments<\/strong> +8.8% on average. This price can also <strong>climb according to the floor<\/strong> of <strong>the apartment,<\/strong> with an increase of 12.5% on the ground floor and 14.1% on the top floor.<\/p>\n<p>Despite this constant increase, it is possible to find differences in <strong>price between<\/strong> the <strong>cities.<\/strong> In fact, a terrace in Marseille is twice as expensive as in the capital, with +15.9% in Marseille and +8.4% in Paris. Taking the city of Lille as an example, the presence of a terrace has little impact on the <strong>price<\/strong> of <strong>accommodation,<\/strong> with only +3.6%.<\/p>\n<h2>A balcony or terrace does not have the same price depending on its surface area or the floor where it is located.<\/h2>\n<p>Apart from the <strong>geographical location,<\/strong> it is possible to cite <strong>two conditions<\/strong> in order to measure the impact of an exterior, namely the <strong>size<\/strong> of the <strong>terrace<\/strong> or <strong>balcony,<\/strong> as well as <strong>the floor<\/strong> of <strong>the apartment.<\/strong><\/p>\n<p>From a logical point of view, the more <strong>surface<\/strong> of <strong>the outdoor space<\/strong> is <strong>big,<\/strong> the more the <strong>price<\/strong> is <strong>pupil,<\/strong> up to +30% for spaces larger than 50 m\u00b2. However, terraces and balconies of less than 10 m\u00b2 have little effect on the price. <strong>price<\/strong> of <a href=\"\/en\/nos-programmes\/\">property<\/a><strong>,<\/strong> with +4.4% only.<\/p>\n<p><strong>The floor<\/strong> is also a <strong>determinant<\/strong> in the <strong>fixation<\/strong> of the <strong>price<\/strong> of the <strong>apartments<\/strong> with balcony or terrace. Presumably, an outdoor space at ground floor level increases the <strong>price of the good<\/strong> of 12.5%, because in most cases, it is a garden level. However, a terrace has <strong>less<\/strong> of <strong>value<\/strong> if it belongs to a <strong>lower floor,<\/strong> that is to say, from 1<sup>st<\/sup>\u00a0at 3<sup>e<\/sup>\u00a0floor. Indeed, it can face an imposing building or overlook a busy and noisy street. It is also good to know that the <strong>price<\/strong> of a <strong>terrace<\/strong> or a balcony is almost <strong>twice more<\/strong> <strong>raised to the top floor<\/strong>, than in the other floors, with +14.1%. Moreover, the fact of having a balcony or a <strong>terrace<\/strong> on the top floor is often synonymous with <strong>tranquility,<\/strong> luxury and visual
