{"id":7367,"date":"2021-09-16T10:22:57","date_gmt":"2021-09-16T08:22:57","guid":{"rendered":"https:\/\/natureetresidencevillage.com\/?p=7367"},"modified":"2022-08-31T14:58:58","modified_gmt":"2022-08-31T12:58:58","slug":"immobilier-pourquoi-peu-de-proprietaires-investissent-en-france","status":"publish","type":"post","link":"https:\/\/natureetresidencevillage.com\/en\/blog\/immobilier\/immobilier-pourquoi-peu-de-proprietaires-investissent-en-france\/","title":{"rendered":"Real estate: why do few owners invest in France?"},"content":{"rendered":"<p>The <strong>differences<\/strong> of <strong>rate<\/strong> of <strong>owner<\/strong> on French territory fuel the debates. <!--more--><\/p>\n<p>The network of 200 agencies <strong>brokerage<\/strong> in <strong>real estate loan<\/strong> Vousfinancer and the National Union of Real Estate Owners (UNP) wish to shed more light on this point, in association with <a href=\"https:\/\/www.vousfinancer.com\/franchise\/presse\/communiques\/taux-de-proprietaires-diversite-et-realite-des-territoires-en-france-quels-enseignements-pour-les-politiques-publiques\" target=\"_blank\" rel=\"noopener\">le cabinet CM Analytics<\/a>. A project that aims to determine the <strong>rate<\/strong> of <strong>owner<\/strong> who has <strong>stopped<\/strong> of <strong>progress,<\/strong> while its rate is historically low. In order to adapt <strong>best policies<\/strong> in matters of <strong>accommodation,<\/strong> it is essential to understand the <strong>local realities.<\/strong><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/natureetresidencevillage.com\/wp-content\/uploads\/2021\/09\/investissement-immobilier-france.jpg\" alt=\"Immobilier : pourquoi peu de propri\u00e9taires investissent en France ?\" \/><\/p>\n<p>Over the past 50 years, the <strong>part<\/strong> of the <strong>owners<\/strong> experienced a <strong>clear progress.<\/strong> While it was only 43% in 1968, it remained stable in France, despite the <strong>drop<\/strong> of the <strong>rate<\/strong> and public policies. According to the general director of VousFinancer, J\u00e9r\u00f4me Robin, it is important to define the <strong>brakes<\/strong> to the <strong>property<\/strong> in order to best support customers in the future, with its status of <strong>facilitator<\/strong> of <strong>access<\/strong> at <strong>credit.<\/strong> \u00a0Since the 2008 crisis, we have observed <strong>sharp declines<\/strong> of the <strong>rate<\/strong> which are divided by 5 on a national scale.<\/p>\n<p>The strong <strong>territorial differences<\/strong> are tangible if we stick to the national average. In <a href=\"\/prl\/bretagne\/\">Brittany<\/a>, the ownership rate rises to 66%, followed by <a href=\"\/prl\/pays-de-la-loire\/\">Pays de la Loire<\/a> at 64%, Burgundy-Franche-Comt\u00e9 tied at 64%. For its part, the region <a href=\"\/prl\/provence-alpes-cote-dazur\/\">Provence-Alpes-C\u00f4te d'Azur<\/a> is at 54% and Ile-de-France has only 47% owners.<\/p>\n<p>The <strong>deviations<\/strong> are in particular <strong>important<\/strong> in terms of <strong>the geographical level.<\/strong> In principle, the average of a country betrays the realities of a majority of territories.<\/p>\n<p>Among the departments which have the <strong>less<\/strong> of <strong>owners,<\/strong> there is Paris at 33%, Seine-Saint-Denis 40%, Hauts-de-Seine 43% and Val-de-Marne 45%. For the rest, the <strong>Ile-de-France departments<\/strong> display <strong>close rates<\/strong> of the <strong>national average.<\/strong><\/p>\n<p>For the 35 municipalities that make up the country, the <strong>median rate<\/strong> is 80%. Furthermore, the <strong>differences<\/strong> are notable where 95% of them display a <strong>higher rate<\/strong> to the average throughout France. A <strong>gap<\/strong> which is undoubtedly explained by the <strong>weight<\/strong> very <strong>important<\/strong> observed in the <strong>metropolises.<\/strong> \u201cIn large cities where a high fraction of the population resides, the <strong>rate<\/strong> of <strong>owners<\/strong> is <strong>weak<\/strong>\u00a0\u00bb indicates Christophe Marques, directly from CM Analytics, an economic research firm. In municipalities where there are more than 10,000 households, represents only 1% of municipalities, but 39% of French households where the <strong>average rate<\/strong> of <strong>owner<\/strong> stands at 41%. Conversely, the smallest municipalities with 1000 households cover 87% of municipalities and 24% of households, representing 78% of the average ownership rate.<\/p>\n<p>We thus observe, a <strong>real estate tension<\/strong> very marked where the <strong>owners<\/strong> are more <strong>many.<\/strong> On the other hand, the <strong>tension<\/strong> is <strong>non-existent<\/strong> in zone C and the <strong>rate<\/strong> is 72%, or 19 points more than in zone B (53%) and 26 points more than in zone A (46%).<\/p>\n<p>In addition to the strong real estate tension, <strong>real estate prices<\/strong> also have something to do with it. The <strong>median price<\/strong> of the <strong>apartments<\/strong> is 3000 \u20ac\/m2. Beyond this threshold, no French department has an ownership rate higher than 60%. However, with lower prices, <strong>three quarters<\/strong> of <strong>department<\/strong> display a <strong>higher rate<\/strong> at 60% off, although there's more to it than just the price!<\/p>\n<p>Taking into account the top 50 French cities, it turns out that <strong>less<\/strong> of the <strong>half<\/strong> of the <strong>households<\/strong> are <strong>owners<\/strong> of their <strong>Principal residence.<\/strong> However, the price varies widely, ranging from simple to fivefold depending on the territory. So, there is no <strong>no relation<\/strong> between the <strong>real estate prices<\/strong> and the <strong>part<\/strong> of the <strong>owners<\/strong> in the largest cities in France. For good reason, the Parisian city displays a rate that could be <strong>compare<\/strong> to around twenty cities whose prices are two or three times lower than its own, such as Bordeaux, Strasbourg and Montpellier.<\/p>\n<p>According to CM Analytics calculations, <strong>main determinants<\/strong> of <strong>rate<\/strong> of <strong>owners<\/strong> in large metropolises are the <strong>proportion<\/strong> of <strong>individual house,<\/strong> besides the <strong>tension<\/strong> of <strong>market.<\/strong> To this are added <strong>age<\/strong> of the <strong>population, the importance<\/strong> of the <strong>families,<\/strong> the level of <strong>income<\/strong> as well as the <strong>relative weight<\/strong> of the <strong>student population.<\/strong> Although this last factor is less important compared to the previous ones. Faced with this <strong>diversity<\/strong> of the <strong>factors,<\/strong> two cities displaying <strong>rate<\/strong> of <strong>owners<\/strong> loved ones are able to <strong>cover<\/strong> of the <strong>underlying<\/strong> enough <strong>different.<\/strong> This is also the case for Paris and Saint-Denis.<\/p>","protected":false},"excerpt":{"rendered":"<p>Les diff\u00e9rences de taux de
