There <strong>rise<\/strong> from 1 to 2% translates into 0.60 euros per m\u00b2 since July 1, 2020.<\/p>\n<p><!--more--><\/p>\n<p>This system was put in place to require that the <strong>fixed rent<\/strong> by the <strong>owner<\/strong> of <strong>property<\/strong> don't <strong>exceeds<\/strong> not that of the <strong>increased reference.<\/strong> In a concrete example, the <strong>owner<\/strong> can't <strong>augmenter<\/strong> his <strong>rent<\/strong> Beyond <strong>IRL<\/strong> (the rent reference index) between two successive tenants. <strong>The increase<\/strong> however remains possible if the <strong>initial rent<\/strong> is <strong>undervalued<\/strong> or in case of <strong>realization<\/strong> of <strong>works<\/strong> of <strong>renovation<\/strong> or <strong>improvement<\/strong> of <strong>property.<\/strong><\/p>\n<p>In these cases, the <strong>rent<\/strong> maybe <strong>fixed<\/strong> beyond the rental reference index following the <strong>limit<\/strong> of <strong>increased rent.<\/strong> All owners who do not respect the <strong>reference<\/strong> of the <strong>rents<\/strong> are exposed to sanctions. Indeed, he can be sanctioned by paying the overpaid rent to his tenant or by <strong>decreasing<\/strong> the <strong>rent.<\/strong> If an owner deliberately does not comply, he or she may be penalized with a fine of 15,000 euros if it is a legal entity or 5,000 euros for an individual.<\/p>\n<p>A recent study by Meilleurs Agents states that 53% of <strong>advertisement<\/strong> of <strong>rental<\/strong> do not respect <strong>rent control<\/strong> in the city of Paris. This observation is increasingly significant for small stores which are mainly located in the heart of the most exclusive districts of the capital such as Paris 6.<sup> rd<\/sup>, 7th and Paris Center. Approximately 80% of advertisements <strong>apartment rental<\/strong> of less than 20 m\u00b2 do not respect <strong>supervision<\/strong> of the <strong>rents<\/strong> compared to 45% for those of 60 to 80 m\u00b2.<\/p>\n<p>The <strong>rent control system<\/strong> all the same <strong>braked<\/strong> the <strong>rise<\/strong> of the <strong>prices<\/strong> of <strong>rental<\/strong> in Paris, despite the fact that some landlords do not respect it, according to the scientific director of Meilleurs Agents: Thomas Lefebvre.<\/p>\n<p>For the record, the <strong>rent control system<\/strong> was implemented in July 2019.
