For now, this <strong>eventuality<\/strong> is <strong>unlikely,<\/strong> especially for <strong>individuals,<\/strong> especially since the latter <strong>rush<\/strong> massively towards <strong>credits<\/strong> has <strong>fixed rates.<\/strong> Our explanations.<\/p>\n<p><!--more--><\/p>\n<h2>Historically low rates, including for long-term loans<\/h2>\n<p>The <strong>France<\/strong> is among the States which do \u201c\u00a0<strong>roll<\/strong>\u00a0\u00bb the <strong>debt.<\/strong> Clearly, to pay off its debt, it borrows on the market; this new <strong>debt<\/strong> will subsequently be <strong>refunded<\/strong> using a <strong>another loan,<\/strong> And so on. It is interesting to note that the <strong>country enjoys<\/strong> of a <strong>favorable period<\/strong>\u00a0: he borrows several billion euros at historically low or even negative rates \u2013 many <strong>investors<\/strong> and <strong>holders<\/strong> of <strong>capital<\/strong> who are ready to <strong>pay<\/strong> to put their <strong>money<\/strong> in a \u00ab\u00a0<strong>safe place<\/strong>\u00a0\u00bb, in this case the accounts of the French State. The situation is all the more favorable since even the <strong>low rates<\/strong> even apply to loans of ten years or more.<\/p>\n<p>This allows banks to build up significant savings. The <strong>establishments<\/strong> can thus afford <strong>to grant<\/strong> to <strong>individuals<\/strong> of the <strong>credits<\/strong> to <strong>low rates.<\/strong> The phenomenon started well before the coronavirus pandemic. In July 2019, for example, individuals had the choice of <strong>credits<\/strong> with some <strong>rate<\/strong> <strong>below 2%<\/strong>, even with a <strong>duration<\/strong> of <strong>refund<\/strong> twenty-five or thirty years old. More precisely, it was possible <strong>to obtain<\/strong> a <strong>ready<\/strong> at 0.70% over seven years, 1.10% over fifteen years, 1.25% over twenty years or even 1.80% over thirty years. THE <strong>rate<\/strong> are obviously still <strong>lower<\/strong> for the <strong>customers<\/strong> most <strong>well-off.<\/strong> At the same period, they could take out a loan at 0.6% over fifteen years, 0.8% over twenty years or 1% over twenty-five years.<\/p>\n<h2>Negative rates unlikely for individuals<\/h2>\n<p>The context could not be more favorable for <strong>individuals<\/strong> which <strong>project<\/strong> <strong>to acquire<\/strong> a <strong>Principal residence<\/strong> or <a href=\"\/en\/achat-en-lmnp\/\">to invest in rental<\/a>. With banks offering particularly low rates, not to mention the different <strong>devices<\/strong> of <strong>tax exemption,<\/strong> Many households are taking the plunge. However, it is unlikely that banks will ever grant them negative rates. What we observe, however, are more or less occasional drops depending on the markets, periods or borrower profiles.<\/p>\n<p>In any case, we will remember <strong>what to grant<\/strong> of the <strong>credits<\/strong> has <strong>low rate<\/strong> is a <strong>good business operation<\/strong> for the <strong>banks.<\/strong> This is a way to attract new customers, particularly among wealthy households. But this policy has its limits. By offering <strong>low rates,<\/strong> the <strong>banks<\/strong> see their <strong>margins decrease.<\/strong> They therefore do not have <strong>no interest<\/strong> to offer <strong>negative rates.<\/strong><\/p>\n<h2>The role that variable rates play<\/h2>\n<p>The nature of <strong>interest rate<\/strong> influences the <strong>nature<\/strong> positive or negative of these.
