Real estate: the profiles of these women who buy alone

The women actively take part in economical activities for years and in various fields. This is what we see, among other things, in the domain of real estate. Even though their salaries are on average lower than their male counterparts, they represent a part no negligible of the buyers  of real estate. Between determination, pragmatism and business sense, women are working hard to make their dream come true: having their own home.

At least 33% of solo buyers in 2021 are women

For realize their project, some people go alone. They learn about the real estate available in the locality that interests them but also on the potential tax benefits or even on the possibilities in matters of bank credit. Among these “solo” buyers, we find many women, which today represent approximately the half of the borrowers, compared to a third in 2017. If all age categories are represented, it is especially those under thirty who are the quickest to cross the Rubicon.

In 2020, the number of women having acquired a property in solo has increase of significantly. Last year, in fact, they represented 40% of solo buyers, compared to 35% in 2019. This sudden desire to move from rental to the status of owner is partly explained by the context of health restrictions : for women with children in particular, having their own roof becomes a absolute priority. Even if the health crisis is not yet over, the context is radically different in 2021. The share of women among solo buyers has returned to its pre-pandemic level: 33%.

But if the number of women who embark on a real estate project is in light hindsight compared to 2020, it is also because they fear evolution of market of real estate. They may have all the determination in the world, when real estate prices and interest rates are rising and this can complicate their ability has financial their project, they think twice before taking the plunge.

The determination of women to have their own roof

74.19% of women who launch a business alone real estate project are first-time buyers, compared to 73.89% last year. There clear progress of the first-time buyer is explained in particular by the active role played by those under thirty, who represent 23.18% of buyers compared to 22.51% in 2020 and 20% in 2017.

88% of women who embark on a real estate project are primarily interested in a primary residence in which they want to live. Only 9% intend toinvest in rental property – while 15% of acquisitions made by men in 2021 are as part of a rental investment.

Who are these women ?

The singles represent a important part women who launch out alone in a real estate project. Despite everything, their number has tended to decrease in recent years. They now represent 78.34% of buyers compared to 82.36% in 2017. For comparison, around 90% of male buyers are singles. The share of divorced women is increasing: they now represent 20.14% of buyers. Widows are in the ultra minority, making only 1.52% of real estate projects.

Regarding the typology of the real estate, The majority of women direct their projects towards apartments, even if they are a little less numerous than their male counterparts to do so. If buyers, men or women, have always been numerous in privilege of the old housing, the trend is starting to change slightly.

Furthermore, women buyers generally purchase as many goods with work than their male counterparts. The amounts of their acquisitions are, however, generally greater than those of operations carried out by men.

Another fact that deserves to be highlighted: the incomes of these women are for the most part lower than those of male buyers. The salary gap is more precisely 11.48 on average in 2021. Although it is still significant, this gap is decreasing since it was 17% the previous year. It should also be noted that having lower incomes than men does not discourage women, who are able to make a more substantial contribution – 10.13% more than their male buyers.

The women may have great determination in realization of their project, the gap of income constitutes an obstacle in certain situations. This is particularly the case when they wish create savings or that they want to take out a loan: banks grant them on average amounts 10% lower than those granted to men. And the gap is widening in terms of amount of bank credit: in 2021, women obtain on average a credit of €20,000 less than that granted to men, compared to €16,000 the previous year.
